Don’t panic, but don’t wait either. A frozen pipe that hasn’t burst yet can sometimes be thawed without damage — but the window is limited. Here’s what to do:

Turn on the affected faucet
Open both hot and cold handles. Even a trickle means water is starting to move, which helps the thawing process. As ice melts, the flow will gradually increase

Try to locate the freeze.
Frozen sections are usually in the most exposed areas — pipes against exterior walls, in crawl spaces, in unheated garages, or in attic spaces. If you can see the pipe, look for frost, bulging, or ice visible through exposed sections.

Apply gentle heat if the pipe is accessible.
Use a hair dryer, heat lamp, space heater aimed at the area, or towels soaked in hot water wrapped around the pipe. Never use a propane torch, blowtorch, or open flame — this is a fire hazard and can cause the pipe to burst from rapid thermal expansion.

Start at the faucet and work back toward the freeze
Heating from the faucet end toward the frozen section allows water and steam to escape as ice melts, reducing pressure buildup.

Why Frozen Pipes
Are So Common in the Upper Valley
This isn’t a question of if — it’s a question of when, and whether you’re prepared.

The temperatures are extreme.
Saint Anthony averages over 170 days below freezing per year. January lows regularly hit -10°F to -15°F, with cold snaps pushing -20°F or colder. Ashton is colder. Island Park routinely sees -25°F to -35°F in winter, with documented extremes near -60°F. These aren’t temperatures where “maybe the pipes will be fine.”

Older Homes Have Vulnerable Plumbing
Many Saint Anthony homes were built decades ago, before modern insulation standards. Pipes routed through exterior walls, uninsulated crawl spaces, and unheated utility areas are common. What was “good enough” in a milder winter isn’t good enough at -20°F

Crawl Spaces Are the Biggest Risk
The Upper Valley has a lot of homes with crawl space foundations. Pipes running through a crawl space that isn’t properly enclosed, insulated, and sealed from cold air are almost guaranteed to freeze in a severe cold snap.

Prevention is cheaper than repair — always. Here’s what actually works in the Upper Valley:
Insulate Exposed Pipes
Every pipe in a crawl space, garage, exterior wall, or unheated area needs foam pipe insulation at minimum. For high-risk areas, self-regulating heat tape underneath the insulation provides active freeze protection. In this climate, this isn’t optional — it’s baseline.
Seal Crawl Space Vents in Winter
Cold air flowing through an open crawl space will freeze pipes regardless of insulation. Seal foundation vents, repair gaps in skirting, and consider a vapor barrier on the crawl space floor to reduce cold air infiltration.
Let Faucets Drip During Extreme Cold
On nights forecast below -10°F, open both hot and cold faucets on exterior walls to a slow drip. Moving water resists freezing. It’s a small water cost compared to a burst pipe repair.
Open Cabinet Doors Under Sinks
Sinks on exterior walls — especially kitchen sinks — benefit from having cabinet doors opened during cold snaps, allowing warm interior air to reach the pipes behind them.
