Know What to Look For

Signs Your Water Heater Needs Attention

Water heaters rarely fail without warning. Catching these signs early usually means a repair instead of a full replacement — and in Upper Valley winters, early means a lot.

Turn on the affected faucet

Calcium and magnesium precipitate out of the water and deposit on the interior walls of your pipes. Over years, this narrows the pipe diameter, reduces water flow, and increases pressure on joints and fittings. In older Saint Anthony homes with galvanized steel supply lines, scale buildup can reduce water pressure to a trickle

Shortened water heater lifespan.

Hard water is the single biggest factor in premature water heater failure in the Upper Valley. Minerals settle at the bottom of the tank as sediment, forming an insulating layer between the burner and the water. The heater works harder, runs longer, and burns more fuel to deliver the same hot water — until the extra strain kills the tank years earlier than it should.

Fixture damage

White or yellowish crusty deposits on faucets, showerheads, and around drains are mineral scale. It’s ugly, hard to remove, and it clogs aerators and showerhead nozzles. Over time it corrodes fixture finishes. Replacing scaled-up fixtures every few years costs significantly more than treating the water.

Appliance wear.

Dishwashers, washing machines, and any appliance that uses water are affected. Hard water leaves spots on dishes and glassware, reduces soap lathering (meaning you use more detergent), and deposits scale on internal heating elements and valves. Manufacturer warranties don’t cover hard water damage.

Dry skin and hair

Hard water doesn’t rinse soap and shampoo completely, leaving a film on your skin and hair. If you or your family deal with dry, itchy skin or flat, dull hair despite changing products — your water may be the cause, not your soap.

Higher energy bills

A scaled-up water heater and scaled-up pipes mean your system is working harder to heat and move water. The Department of Energy estimates that every quarter-inch of scale in a water heater increases energy consumption by roughly 30%. In the Upper Valley’s hard water, that buildup happens fast without treatment.
The Real Question

Repair or Replace — How to Decide

This is the real question most people are asking when they search for water heater help. Here’s how we think about it:

Municipal water

(Saint Anthony, Rexburg, Ashton town limits). City water is treated for safety — it’s disinfected and meets EPA standards for contaminants. But it’s not treated for hardness. Municipal water in the Upper Valley is hard enough to cause all the problems listed above. For most homes on city water, a properly sized water softener is the primary solution, potentially paired with a reverse osmosis system at the kitchen sink for drinking water quality.

This is why we test before we recommend

A water softener alone won’t solve an iron problem. An RO system at the kitchen sink won’t fix sulfur smell in the shower. And treating for hardness without addressing low pH means your new copper pipes could still develop pinhole leaks. We test your water, identify what’s actually in it, and design a treatment system that addresses all of it — not just the most obvious symptom.

Private well water

Rural Fremont County, Island Park, outlying areas. Well water introduces a wider range of potential issues beyond hardness. Common problems in Upper Valley well water include:

Iron and manganese

Causes orange, brown, or black staining on fixtures, laundry, and toilets. Requires iron filtration in addition to softening

Hydrogen sulfide (sulfur)

The "Rotten egg" smell. Even at low levels it's unpleasant. Requires specific treatment depending on concentration — sometimes aeration, sometimes chemical injection, sometimes specialized media filtration.

Low pH (acidic water)

Can corrode copper pipes, cause pinhole leaks, and leach metals into drinking water. Requires a neutralizing filter.

Sediment

sand, silt, or particulate matter from the well or aquifer. Requires a sediment pre-filter upstream of other treatment equipment.

Bacteria

some wells test positive for coliform bacteria, requiring UV disinfection or chlorination.

Water Treatment Systems We
Install and Service

Every system we recommend starts with a water test. We match the solution to what’s actually in your water — not to what’s easiest to sell.

Water softeners.

The core solution for hard water. A softener uses ion exchange to remove calcium and magnesium from your water before it enters your plumbing system. water heater life, and improves how your water feels on skin and hair. We install new softeners, repair and service existing units, and help you choose the right size based on your household’s water usage and hardness level

Reverse osmosis (RO) systems

An RO system at the kitchen sink provides high-purity drinking water by removing dissolved solids, contaminants, and minerals that softeners and standard filters don’t catch. If you want the best possible drinking water quality from a well or municipal source, RO is the answer. We install under-sink RO units with dedicated faucets.

Sediment pre-filters

For wells with sand, silt, or particulate issues, a sediment filter protects downstream equipment (softener, filtration, water heater) from clogging and wear.
Recognize the Problem

Signs You Need Water Treatment

You might not realize your water quality is a problem because you’ve gotten used to it. Here’s what to look for.

White or yellowish scale on fixtures & showerheads

Hard water mineral deposits — calcium and magnesium accumulation

Soap that won't lather wel

hard water interfering with soap chemistry. You end up using more

Orange, brown, or black staining on fixtures or laundry

iron or manganese in well water.

Frequent water heater problems or short lifespan

Sediment buildup from untreated hard water. Learn about water heaters →

Spots on dishes after the dishwasher

Hard water preventing proper rinsing and leaving mineral residue on glassware.

Dry, itchy skin or flat hair

soap film residue from hard water

Rotten egg smell from hot or cold water

Hydrogen sulfide — common in some Upper Valley wells. Requires targeted treatment.

Blue-green staining on fixtures

Acidic water corroding copper pipes — a pH problem that softening alone won't fix.

Straight Talk on Costs

What Water Treatment Costs

Costs depend on the type of system and the complexity of installation. We provide a clear estimate based on your water test results and household needs before starting any work.

Core Solution

Water Softener (Installed)

Depends on unit size, brand, and any plumbing modifications needed. Smaller homes with lower water usage are on the lower end. Larger families or homes with very hard water need bigger units.

Water Softener Maintenance and Repair

If you already have a water softener, regular maintenance keeps it working properly:

The temperatures are extreme.

Saint Anthony averages over 170 days below freezing per year. January lows regularly hit -10°F to -15°F, with cold snaps pushing -20°F or colder. Ashton is colder. Island Park routinely sees -25°F to -35°F in winter, with documented extremes near -60°F. These aren’t temperatures where “maybe the pipes will be fine.”

Older Homes Have Vulnerable Plumbing

Many Saint Anthony homes were built decades ago, before modern insulation standards. Pipes routed through exterior walls, uninsulated crawl spaces, and unheated utility areas are common. What was “good enough” in a milder winter isn’t good enough at -20°F

Crawl Spaces Are the Biggest Risk

The Upper Valley has a lot of homes with crawl space foundations. Pipes running through a crawl space that isn’t properly enclosed, insulated, and sealed from cold air are almost guaranteed to freeze in a severe cold snap.
